We are a 100% pet-free property, not only for your convenience and enjoyment, but for the enjoyment of all our guests and to preserve the historic quality of our home. We do not make exception to this policy under any circumstance.
Within five days of a booking confirmation, a Reservation Deposit (equal to 50% of the Gross Rent, plus 100% of all taxes due under the Agreement, plus 100% of any optional services requested by Tenant) is due. Payment may be made by check, U.S. money order, or credit card. If good funds are not tendered by the fifth day, the Reservation may be cancelled without notice. The balance of the Gross Rent, plus the applicable cleaning fee and Security Deposit (if any), is due not later than thirty days prior to scheduled arrival.
You may cancel your reservation at any time up to and including the Rental Term, however no refund will apply unless and only if we are able to rent the same number of units for the same dates. In that event, if we are successful in doing so, we will refund all monies received less a $250 cancellation fee if you notify us at least 90 (ninety) days prior to arrival. A $500 cancellation fee will apply if notice received by us within thirty days, and a $1000 cancellation fee will apply if you notify us within 10 days prior to arrival. No refunds for no shows. If the cancellation fee exceeds the amount(s) you have deposited, there will be no refund and we may bill your credit card on file for the net amount, and your acceptance of these Terms specifically authorizes us to do so.
We feel it is important to set forth our Terms of Service in connection with your rental of our property. As such, we have detailed the principal elements of our policies, which are incorporated into the Rental Agreement you will be presented during the booking process.
You may book the Manor House or one or more of our cottages at the same time.
